To minimize upfront costs for the Tenant, the Landlord has agreed to pay all standard building and application fees associated with this rental. This includes processing fees, credit checks, and administrative costs mandated by the Condominium/Managing Agent.

TENANT-PAID COSTS (EXCEPTIONS)

The Tenant is responsible only for the following specific or optional costs: Optional Expedited Review Fee: $500.00 (Applicable only if the Tenant specifically requests an expedited board review).
Tenant-Retained Brokers: If a prospective tenant independently hires their own broker to represent them ("Tenant’s Agent"), the Tenant is solely responsible for that agent's compensation.

These amounts are held as security and are fully refundable provided no damage occurs and building rules are followed.
